Box Hill North

Masterplanning a community at Box Hill in Sydney’s booming northwest.

To support the booming growth in Sydney’s northwest, developer Celestino appointed Bureau Veritas to help plan and support the approvals process for a new planned community at Box Hill. The project included rezoning of 380 hectares of rural land for 4,500 residential dwellings, a town centre and a community facility. 

Bureau Veritas provided services including masterplanning, strategic planning, design and engineering and feasibility studies. The project team also managed planning approvals and ecological and archaeological constraints for the site. Complex field work and design work was completed by our team in just three months while planning proposals were lodged on behalf of Celestino with the Hills Shire Council in less than five months since the project began. 

For Sydney’s growing northwest, the timing of the development was well received. In 2017 as land sales opened, pre-registered buyers reported to have camped out overnight and more than $42m in sales were recorded on the first day. All of this was without any pre-marketing taking place.  

Note: APP Corporation Pty Limited (The APP Group) was initially contracted for this project. The APP Group was acquired by Bureau Veritas in December 2024.
